How does a State entity lease property on Capitol Hill

How can I acquire more space or expand my existing area?

What documents are required in order to begin the process for obtaining new or additional space?
Each State entity must submit their Space Request Form (SRF) to begin the process. In order for the Leasing Division to proceed, we will require the agency to complete and submit their Space Utilization Questionnaire (SUQ). Both of these forms are required in order for us to assess your space needs and are available on our forms page.
Does the Leasing Division maintain a listing of
commercially leased space available to state entities?
Yes, we maintain an active and up to date list of leased space available through private landlords as provided. Each space plan will be evaluated on its own, relevant of the needs of the requesting State entity.
Does the space located encompass both our current and future needs?
Our space planner customarily includes a minimum of 10% growth factor in the initial plan. Plans are sent back for review and comment so that we can best meet the needs of the requesting State entity.
What is the time line for receiving services from the leasing division?
Services are provided upon receipt of the Space Request Form (SRF) and the Space Utilization Questionnaire (SUQ) forms. The space plan usually takes about two (2) weeks, depending on current work load. An assigned leasing coordinator will begin the search for available space. Once several locations (minimum of three) are identified, they are presented to the requesting entity for review and possible site visits.
Why do we sign a one (1) year lease?
The Georgia State Constitution prohibits the obligation of State funds beyond each fiscal year. Therefore, all State contracts must be for the period of the State fiscal year. All State entities that come through the SPC Leasing Division must adhere to that constitutional requirement. However, the Leasing division tries to negotiate multiple options to renew for future years.
If I need to relocate, when should I send my request in?
Please let the Leasing Division know as soon as possible since the ability to relocate depends on the specific terms of each lease.
When do I send in a renewal?
Renewal leases where there are existing options must be submitted no later than April 1st of each year or 90 days in advance of the expiration date of the lease, whichever is earlier.
If I have space that I would like to make available for State occupancy, how do I make the State Properties Commission aware of it?
The State Properties Commission Leasing Division invites landlords and exclusive brokers to send us complete and detailed information on properties that are available for potential lease to 47 Trinity Avenue, Suite G02, Atlanta, Georgia 30334 or by email at info@gspc.ga.gov .
